Honest question: why are housing prices in Moscow so high?

A 2-3 bedroom flat even in an old, collapsing brezhnev era building can cost upwards of 25,000,000... That's $300,000+

For such a price you can get a modest flat in a suburb of NYC where the salaries are 4-5x higher, and the mortgage rate is 1-8%

I don't understand why people spend this much money to live in a city full of rude assholes, with India tier traffic, uzbeks, and year round shit weather.

Is it because it's the only city in Eurasia that isn't a dump, where one can make some good money?

Because when you buy real estate, you are not buying design or furniture, but the land that is located under this property.
Specifically, in the case of Moscow, you get a piece of land forever in a place with a fairly mild climate, with zero risk of natural disasters, safer than any western metropolis, with high business activity (the opportunity to earn a world-class salary and the opportunity to always find a job), with good modern infrastructure, recreational areas available in every area, and many other benefits.
At the same time, in case of obsolescence of the house, you must be given an apartment in the same area. All the new owners buy design and furniture for themselves anyway.

likewise NYC is a swamp, as is DC next door.
And it's a city that has been hit hard by covid/work from home/ and whatever the US is doing socially.
The suburbs also have houses for like 30k, because it's a gang warzone.

I don't know much about Moscow but it's possible it's a more functional place than NYC all things considered.

At least in the US you can get somewhere 20-30 min outside of a massive city and still live in the country with all the conveniences nearby for the price range you're talking and it's much nicer.
